Dear esteemed guests,

Casa De Alnena is a luxury Goan style Resort villa, giving the feel of Goan lifestyle, situated at the most beautiful location of Goa. We have one of the best holiday villa in Goa with lots of amenities like plush interiors, modern amenities, in-house swimming pools, round-the-clock security and some extremely enchanting views of Goa, Casa De Alnena offer a diverse range of lodging choices for your Goan getaway.

Our villa has been decorated with a lot of passion and contain valuables with high sentimental and financial significance to the proprietors. Kindly do not exploit the property or anything belonging to it.

To ensure safety and comfort of the Resort guests during their stay, we have clarified some guidelines. We assume that the Guests are familiarized and fully understand the Resort Rules at the beginning of their stay in our Resort. Thus, Management will highly appreciate your collaboration in abiding by these rules and regulations, whose aim is to ensure peaceful and safe stay for our Guests.

Booking Conditions

Please read this carefully. When you make a booking request with us (whether by direct walking in, email, telephone, website or by a travel agent or any booking agents), these conditions are deemed to have been accepted by you.

In Order to make your stay as pleasant as possible, the Management requests your co-operation in observing the following as an agreement between the guest and “Casa de Alnena” (hereinafter called 'Management') under which rooms are permitted to be used by the guest(s).

Indemnity

All Guests agree to indemnify, defend and hold harmless the Resort, its independent service providers, third party suppliers, and consultants, and their respective directors, officers, employees and agents from and against any and all losses, liabilities, claims, damages, demands, costs and expenses (including legal fees and disbursements in connection therewith and interest chargeable thereon) asserted against or incurred by us that arise out of, result from, or may be payable by virtue of, any breach or non-performance of any representation, warranty, covenant or agreement made or obligation to be performed by you pursuant to these terms of use. Further, you agree to hold us harmless against any claims made by any third party due to, or arising out of, or in connection with:

  • The Guests’ visit or booking at the Resort.
  • The Guests’ violation of the Terms and Conditions, Privacy Policy, Refund Policy or Guest Policy (or any other applicable policy that may arise).
  • The Guests’ violation of any rights of another.
  • The Guests’ conduct in connection with the Resort and its employees
  • The Guests’ internal disputes amongst other Guests.

All Guests agree to fully cooperate in indemnifying the Resort at their sole expense. All Guests also agree not to reach a settlement with any other Guest without the consent of the Resort.

In no event shall the Resort be liable to compensate the Guest or any third party for any special, incidental, indirect, consequential or punitive damages whatsoever, including those resulting from loss of use, data or profits, whether or not foreseeable, and whether or not the Resort had been advised of the possibility of such damages, or based on any theory of liability, including breach of contract or warranty, negligence or other tortuous action, or any other claim arising out of or in connection with the Guest’s access or use of the Resort and its facilities and services.

All founders and associate of the Resort are not responsible for any consequences arising out of the following events.

  • if there is undue delay or inability to communicate at the Resort due to technical failures.
  • if there is a failure in the functioning of any other service provided by the Resort, temporarily.

Guests may be held legally responsible for damages suffered by other Guests or any third party as a result of illegal actions or inappropriate conduct and the Resort shall not be liable to bear any consequences of internal disputes between Guests. The Resort expressly excludes any liability for any loss or damage that was not reasonably foreseeable by them and which is incurred by Guests. To the fullest extent permitted by law, the Resort shall not be liable to Guests or any other party for any loss or damage, regardless of the form of action or basis of any claim. The Guests acknowledge and agree that the sole and exclusive remedy for any dispute with the Resort is to terminate the Guest’s use of the Resort.

Tariff

The tariff is for the room only per night and is exclusive of any government taxes applicable Meals and other services are available at extra cost. To know your room tariff, please contact the Duty Manager. Guest registration forms must be signed on arrivals.

  • If upon check-in the guest does not specify the duration of his or her stay the Resort will presume it is for one night.
  • Guest must show up or contact the Resort Management before 2 p.m., or else the booking will be cancelled if there is no contact from guest.
  • Baby cot can be provided to a child under 2 years old upon request on extra cost.
  • GST / Taxes charged extra and applicable as per government directives.
  • Tariff - subject to change without prior notice.
  • Amendment / changes of bookings is not allowed.
  • Request of any kind will be considered as per availability.
  • We accept advance booking only up to 1 month with full tariff advance payment.

Security Deposit

A Security Deposit of 5,000/- for the duration of their stay as a guarantee, should be paid at the Villa and will be refunded at the time of Check-Out, and only after checking the room and villa inventory. Any damages done to the property will be deducted from the deposit as well as the damages done will be charged accordingly as explained in Damage to Property below.

Cancellation Policy

  • The cancellation is 100% of charge once the room or Resort is booked.
  • Bookings made under any kind of promotions/discounts are non-amendable & non-refundable.

Settlement Of Bills

Bills must be settled by cash or valid credit / debit cards (incurring extra tax amount being deducted / extra convenience fees, or any taxes if applicable) or thought any valid UPI. Cheques are not accepted.

Company's Lien On Guest's Luggage And Belongings

In the case of default in the payment of dues by a guest, the management shall have the linen on their luggage and belongings, and be entitled to detain the same and to sell or auction such property at any time without reference to the guest. The net sale proceeds will be appropriate towards the amount due by the guest without prejudice to the management's rights to adopt such further recovery proceedings as required.

Personal belongings left by guests in the Resort room upon leaving shall be sent to the address indicated by the guest at their own expense. If no instructions are left, belongings will be stored by the Resort for a period of 3 months and after the said period the same will be entitled to be sold or auction at any time without reference to the guest.

Check-in

To ensure a standard of quality in service and maintenance, we do not accept bookings for more than the maximum capacity. For legal reasons, it is mandatory that all guests share the Govt. Of India approved ID during check-in.

Please present your ID card, Passport or Temporary Residence Card, Foreign Nationals are required to present their passport and valid visa upon Check-in. By Law, visitors must present personal documents for Resort records. These documents will be returned upon departure. Room check-in is from 2 p.m. Check out is until 12 p.m.

Guests are given the key card upon registration at the reception and are kindly asked to lock the rooms. Guests are required to handover their keys to the receptionist upon departure. If guest loses or do not return the key card, they are obligated to pay a penalty of ₹500.

The Resort reserves the right to pre-authorize your credit card upon check-in or collect a fee for the entire stay in the form of a cash deposit.

In case the guest fails to appear in the Resort by 6 p.m. of the accommodation day despite making a reservation, the fee for the room shall be charged by the Resort.

The Resort guest cannot hand over a room to any person other than staying in the room with the guest, even if the period for which the guest paid has not yet expired or expired.

Departure

Check out time is 12 p.m.. Please inform the reception / caretaker if you wish to retain your room beyond this time. The extension will be given depending on the availability. If the room is available, the normal tariff will be charged. On failure of the guest to vacate the room on expiry or period the management shall have the right to remove the guest and his/her belongings from the room occupied by the Guest at any given time.

All departures after 12 p.m. will be considered as late departure and additional cost of ₹1000 per hour will be applied to Guest’s Resort account.

If departure is after 6 p.m. an extra night depending on guest previous booking (With or without breakfast), will be charged. Please check for details with Reception / Resort Management.

If during your stay, for whatever reason, you need to check out earlier, it is necessary to inform Reception 24h prior departure. Otherwise full night stay depending on guest previous booking (With or without breakfast) will be charged.

In case of cancellation of further Guest stay by the Resort caused by misbehavior and disrespect of Resort Rules, Resort reserves the right to charge for full length of stay as per reservation along with retention of deposited money taken at the time of guest check in.

Deposit, Payment & Currency

Resort keeps the right to require a guarantee for extra expenses during reservation process or at the check in. Minimum amount to be deposited is ₹5000 per room per night.

Payment guarantee is required. In case of a long stay the services are to be paid on the weekly bases.

Payments are in local currency - ₹ (Indian Rupees), Credit card, Debit card, Net banking, Unified Payments (UPI), Mobile payments – extra convenience fees, or any taxes if applicable – paid by client / guest on the arrival day.

Use of Room / Rooms

Room / Rooms can only be used by guests who are duly registered at the reception with a valid identity document.

Government Rules and Regulations

Guests are requested to observe the Government Rules and Regulations in force with respect to alcohol, prohibited drugs, and firearms. The guests are not permitted to use Villa Casa De Alnena for ANY illegal or immoral purposes.

Visitors

For your security and privacy, only registered guests and the staff members of Casa De Alnena are permitted on the grounds of the property. If guests are expecting visitors, we request prior intimation with the Villa Manager or the Villa Host. Guests of the villa residents must register their names with security along with a valid photo ID. Visitors entry to the guests’ rooms are strictly prohibited, however in case of exceptional circumstances the management may allow visitor to guest room only after having valid Government approved photo Identification proof documents and register entry at reception. Also customer’s signed approval and mandatory registration at the reception desk (leaving an identity card and personal details).

Visits are allowed until 1800 hrs and in case of extended visit (after 1800 hrs), Resort will charge additional amount of ₹2000 per person per night, as a supplement for the next guest.

Do not Disturb Others - Time Of Night Peace

Due to the fact that the Resort is located in a residential area it is required that guests, particularly those in groups are respective in regards to noise during the evenings.

The lights-out period and the Time Of Night Peace starts at 2100 hrs and ends at 0700 hrs of the following day. We invite every guest to be careful during this period and not cause noise that can disturb other guests.

Disturbing other Guests is strictly not allowed. Our Resort keeps the right to refuse further hospitality to the Guest who disturbs other Guests or on other way disrespects House Rules. Failure to comply to the Resort rules, the management will have the right to remove the guest and his/her belongings from the room occupied by the Guest at any given time.

Do not Disturb Door Sign

DO NOT DISTURB sign has been provided in all Guest rooms.

Resort rule is that this sign cannot be displayed longer than 12 hours. After this time, the Management reserves the right to enter the room due to Safety and Security reasons.

Wet clothes

We request guests to refrain from hanging towels and wet garments on the furniture as it may cause damage and will be charged accordingly. Our staff would be happy to arrange for a clothes rack or dry your garments in our in-house dryer.

Accident or Injury

We are equipped with CCTVs on the periphery of our property and 24 hours on-site security. Casa De Alnena management will not be held responsible for any injury or ill-health resulting from the use of any of the property’s facilities or for accidents occurring within the premises. Guests are strictly not allowed to access the roof. Guest are strictly not allowed to run on the swimming pool deck.

Luggage Storage

Subject to availability of the storage space, the guest can store luggage in the luggage room, at the guest's sole risk as to loss or damage from any cause, Luggage may not be stored for a period of over 10 days.

Room Sanitization & Room Change

Cleaning of the room and performing necessary repairs of equipment during the guest's absence or in their presence is so requested by the guest.

In case of any defects which could not be repaired, the Resort shall make every effort to, where possible, change the room or in any other way redress the inconvenience.

Guest's Belongings

Guests are particularly requested to lock the door of their rooms when going out or going to bed. For the convenience of the Guest, electronic safety lockers are provided in the room to store any valuables.

For your convenience, we have provided a safe deposit box, located in the wardrobe in your room. The Management/ Resort will not in any way whatsoever be responsible for any loss / or damage to the Guest's belongings – personal or otherwise - or any other property from either the Resort room or the locker or any other part of the Resort for any cause whatsoever including theft of pilferage. In case of any loss, you are kindly requested to immediately inform Reception. We suggest you to double check safe deposit box in your room upon your departure from the Resort.

The Resort has the right to refuse to store money, securities and valuable belongings, especially valuables and items of scientific or artistic value if they pose a threat to safety or their value exceeds the standard of the Resort or if they take up too much space.

When leaving the room, guests are expected to check whether the door is properly locked. Loss of a room card/key is subject to an extra charge of 1000.

Air-conditioning

All rooms have air conditioning. Please note that air condition does not work if windows are opened or if windows are not properly closed. Also, We request you to kindly switch off the A/c when you go out of the room.

No Smoking Resort

Our resort is entirely & strictly non-smoking zone / area. Smoking in Resort rooms, corridor, staircase, Dining room, Swimming pool zone, cloak rooms, gym and reception hall is prohibited.

In case of non-compliance with this rule, Management is obliged to charge the penalty of ₹10000 according to the local Law.

Strictly No Drugs Resort

Consumption/ possession of drugs is strictly prohibited. If drugs are found, the stay will be terminated and a police complaint will be lodged against the guests.

Wi-Fi

Wi-Fi internet is free and available in entire Resort. Password is provided at the Reception and on your key card folder. No illegal website will be allowed to be browsed by the guest (Sites used to purchase illegal drugs and firearms, illicit pornography, including child pornography, banned websites by Govt. of India and other sites deemed illegal).

Laundry

Linen is changed every Second day. Used towels are changed daily. It is not allowed to take out from the Resort the room inventory (pillows, blankets, towels etc.). Un-washable stains, rips or tears on linens or towels will be charged to your bill.

Clothes & Footwear

Resort guests must have appropriate clothes and footwear when they are moving through the public spaces of the Resort. Appropriate swimming costumes / cloths are to be worn before entering the swimming pool.

No Outside Food Allowed

It is not allowed to bring food, beverages & Liquor from outside the Resort. Resort keep the right to remove this food, beverage & liquor.

Food & Cuisine

If opted for a meal arrangement from our side, we offer multiple cuisines at our villa subject to availability of the chef, ingredients and equipment on an extra cost.

Vehicle Parking

For your convenience, Resort has arranged the parking in front of the Resort. We take no responsibility for any damage or loss of your vehicle in the parking lot. No vehicles are allowed in the Resort premises without taking the permission of the Management. No parking will be allowed in front of the gate.

The Resort is not responsible for damage or disappearance of vehicles kept in the garage or the Resort’s parking area, nor for valuables inside the vehicle. The garage and the parking area are not supervised, and Guests shall be aware that they are leaving their vehicles in those places at their own risk and responsibility.

Transfers & Tours

Airport transfers are available 24 hours. We also have different tours organized if required. The official price list of these service is published at the Reception.

Pets

Strictly no Pets are allowed.

Prohibition

Violators for the below prohibition list is subject to a fine of up to ₹10,000

  • Gambling or any other behavior that is against public morals in the hallways or guest rooms is prohibited.
  • Hanging of any items in guest room windows that might ruin the beauty of our Resort appearance is prohibited.
  • Installation of any foreign item in to guest rooms or any part of our building is prohibited.
  • Anything that causes bad smell is strictly not allowed in the Resort.
  • Removing items from guest rooms or moving them to other places in the Resort is prohibited.
  • When not being used, do not touch the fire extinguisher.
  • No gatherings and parties of any nature are allowed. The Resort reserves the right to evict any additional occupants in any room, beyond the maximum number as may be specified in the description of the room.
  • Guests will not be permitted to compromise the health, safety and security aspects of our Resort at any point of time.
  • Any Guest indulging in anything illegal as per prevailing laws will be subject to legal scrutiny and action. The Resort shall be within its rights to disclose personal information to authorities in the event of any legal action.
  • Neatness and hygiene should be adequately maintained by the Guest. The Guest should always adhere to the safety, security and hygiene advice duly provided by the Resort and should avoid breaching the same. The Guest will be solely responsible for any such violation if identified.
  • Swimming pool rules which are displayed in the premises must be strictly adhered to.

Hazardous Goods

Room heaters, electric irons and other similar devices which are not a part of the Resort room equipment are not allowed to be used inside the rooms due to the fire safety. Violation of the prohibition is subject to a fine of ₹10,000.

It is not allowed to bring / store explosive, weapons, inflammable materials or other dangerous chemicals in to the Resort.

Bringing goods and/or storing of raw or exposed cinema films, or any other article of a combustible or hazardous nature and/or prohibited goods and/or goods of objectionable nature is prohibited.

The Guest shall be solely liable and responsible to the management, its other guests, invitees visitors, agents and servants for all loss financial or otherwise and damage that may be caused by such articles or as a result of the guests' own negligence and non-observance of any / instructions.

Gambling, contraband, prostitution, weapons, explosives, flammable objects, poisons, drugs, animals and pungent food are strictly prohibited on Resort premises.

Damage to Property / Inflicting Damage to others

The guest will be held responsible for any loss or damage to the Resort property caused by themselves, their guests or due to the fault of their visitors or any person for whom they are responsible. Also, for any damage caused by the Guest to the Resort property whatsoever, the Guest is due to cover the cost of damage in full to the Resort before checking out.

The Resort guest bears financial liability for damaging or destroying the Resort's equipment and technical devices due to their fault.

The Resort may refuse to accept the guests who grossly violated the Resort Rules and Regulations during the last stay by damaging the Resort's or guests' property or by inflicting damage on other guests, Resort employees or other persons staying in the Resort or in other way violated the stay of other guests or the functioning of the Resort.

Management's Rights

It is agreed that the guest will conduct him/ herself in a respectable manner and will not cause any nuisance or annoyance within the Resort premise.

The Management has the right to request any guest to vacate his/her room or other areas of the Resort forthwith, without previous notice and without assigning any reason whatsoever, and the guest shall be bound to vacate when requested to do so. In case of the default, the Management has the right to remove the Guest luggage and belongings from the room occupied by him/her.

Relation between Management and Guest

Nothing hereinabove shall continue or be deemed to constitute, or create any tenancy or sub-tenancy, or any other right to interact in the Resort premises or any part of portion thereof, in favour of any Guest or resident or visitor, and the Management shall always be deemed to be in full and absolute possession of the whole of the Resort premises.

Government rules and regulations and application of laws

Guest are requested to observe, abide by confirm to and be bound by all applicable acts and laws and Government rules and regulations in force from time to time.

Photographs and Videos

Using photographs and videos taken in the Resort for commercial or public purposes without the Management’s permission is illegal. Those who do so will be subject to prosecution.

Mini-refrigerator

Mini-refrigerator is filled daily. Please fill-in the prepared form for the notification of your mini-refrigerator consumption, and submit it to the Reception prior to departure.

Emergency

In case of fire alarm, please follow instructions from the evacuation plan attached on the inside of your main room door.

Discounts

No discounts will be given by Management whatsoever at any given time or period during the guest stay

Free of Charge

At the guest's request, the Resort renders the following free-of-charge services:

  • Information concerning the guest's stay and travel
  • Free use of Wi-Fi
  • Wake-up call at a time specified
  • Storage of money and valuable belongings during the stay
  • Storage of luggage; the Resort may refuse to store luggage at times other than during the guest's stay at the Resort or if the belongings are not of a personal kind.
  • Access to a swimming pool and gym during hours of availability and pursuant to Rules and Regulations applicable in the above places.

Doctor On Call

Our Villa has a facility of Doctor on call at the request of the guest, but the charges for the same will be borne by the guest.

Please contact our concierge team and we’ll do our best to accommodate your request. Depending on the item, additional charges may apply.

Video observation (CCTV systems / Security System):

Video surveillance cameras monitor the territory of the Resort. All information is recorded, checked in on digital media and stored. Video surveillance is carried out to ensure the safety of guests, their property, as well as the property of the Resort. By signing the Guest check-in form, the resident takes note and does not object to the fact of using the CCTV system on the premises of the Resort (except for rooms).

Force Majeure

We do our best to ensure reservation arrangements are satisfactory, however, the Resort does not accept any liability for any loss financial or otherwise, travel delay, injury, damage, additional expenses or inconvenience caused directly or indirectly by any events which are beyond our control. These include, but not limited to, flight delays or cancellations, civil disturbance, defects in vehicles, strikes, theft, acts of terrorism, natural disaster, war, fire, floods, natural disasters, acts of Government or of any other authorities, changes to Government regulations, accident to or failure of machinery or equipment, maintenance requirements or industrial action. Further, transport to the airport is provided as an ancillary service and the Resort is not accountable to whatsoever happens to the guests during such transits.

THE MANAGEMENT RESERVES TO ITSELF THE RIGHT TO ADD TO, OR ALTER OR AMEND ANY OF THE ABOVE TERMS, CONDITIONS AND RULES WHICH ARE A PART AND AN ABSTRACT OF THE LODGING ACT.

If you have any suggestion on Resort service or if you have any technical problem in your room, please be free to inform us at your earliest convenience. The Resort renders services in accordance with its category and standard. Guests are requested to submit any complaints regarding the quality of services at the reception desk as soon as possible. In case of late notice for any complaints that you might have, when Resort has no chance to react.

Miscellaneous Provisions

Waiver : The failure of either Party at any time to require performance of any provision of these Terms shall in no manner affect such Party's right at a later time to enforce the same. No waiver by either Party of any breach of these Terms, whether by conduct or otherwise, in any one or more instances, shall be deemed to be or construed as a further or continuing waiver of any such breach, or a waiver of any other breach of these Terms.

Severability : If any provision/clause of these Terms is held to be invalid, illegal or unenforceable by any court or authority of competent jurisdiction, the validity, legality and enforceability of the remaining provisions/clauses of these Terms shall in no way be affected or impaired thereby, and each such provision/clause of these Terms shall be valid and enforceable to the fullest extent permitted by law. In such case, these Terms shall be reformed to the minimum extent necessary to correct any invalidity, illegality or unenforceability, while preserving to the maximum extent the original rights, intentions and commercial expectations of the Parties hereto, as expressed herein.

The Company reserves the right to change these terms and conditions at any time without prior notice. In the event that any changes are made, the revised terms and conditions shall be disseminated immediately to all existing Guests and on the website of the Resort at www.alnena.com. Please check the latest information posted.
